Fredericksburg & the Rappahannock region
Renovations that
come back level.
Kitchens, baths, basements, additions and whole-home remodels across Fredericksburg, Stafford and Spotsylvania. One crew, a written scope before demo day, and a floor you can set a glass on when we leave.
What an estimate includes
What we take on
Whole rooms, whole floors,
whole houses.
We are a general contractor, not a specialty trade. That means one contract, one project manager, and one company standing behind the framing, the plumbing and the paint.
Kitchen remodels
Layout changes, cabinetry, stone counters, tile, lighting and the electrical to support it. Wall removals engineered and permitted, not guessed at.
02Bathroom remodels
Full gut to finish — waterproofed shower systems, heated floors, vanities and fixtures. Hall baths in about three weeks, primary suites in five to six.
03Basement finishing
Egress windows, framing, insulation, bathrooms, wet bars and media rooms. Moisture handled before a single stud goes up.
04Additions & sunrooms
Bump-outs, primary suite additions, garage conversions and four-season rooms. We handle the survey, engineering and county permitting.
05Decks, porches & screen rooms
Pressure-treated, composite and screened structures built to VA code, with footings inspected before we frame.
06Whole-home renovation
Flip-ready houses, inherited properties and 1970s ranchers taken down to studs and brought back current, on one schedule.

Why homeowners pick us
The boring parts,
done properly.
Most remodel horror stories are not about craftsmanship. They are about a crew that vanished, a price that moved, and nobody answering the phone. We built the company around removing those three.
How a project runs
Four steps, in this order,
every time.
Walkthrough
We come out, measure, and talk budget honestly. If your number and the work do not meet, you will hear that on day one.
Scope & allowances
A line-item scope with finish allowances and a dated calendar. You approve it before anything is ordered.
Build
Dust barriers up, floors protected, site swept daily. Weekly written update with photos and what is next.
Punch & handoff
We walk it with you, fix the list, and hand over warranties, paint codes and product manuals in one folder.
Recent projects
A few from this year.
They gave us a start date and a finish date in writing and hit both. After two other contractors, that alone was worth it.D. WhitmoreKitchen remodel, Stafford
Same three guys every morning at seven. Floors covered, shop vac out at the end of the day. Our dog stopped barking at them by week two.A. & R. PhamBasement finish, Spotsylvania
We changed the tile halfway through and they priced the change before doing it. No surprise line on the final invoice.J. CallowayHall bath, Fredericksburg City
Service area
Within about
40 minutes of
the Rappahannock.
We keep the radius tight on purpose. A short drive is how a crew still shows up at seven when it snows, and how a warranty call gets handled the same week.

Common questions
Before you call.
What does a kitchen or bath actually cost here?
Hall baths in this market generally start around $18,000 and primary suites run $32,000 and up. Kitchens typically begin near $45,000 for a same-footprint remodel. Your walkthrough gives you a real number, not a range.
Do you handle permits and inspections?
Yes. We pull permits in our name in the City, Stafford, Spotsylvania and King George, and we meet every inspector on site.
Can we live in the house during the work?
For a single room, almost always. For a whole-home renovation, usually not — we will tell you honestly at the walkthrough and plan the phasing around it.
How do payments work?
A deposit to schedule, then draws tied to completed milestones written into your contract. Nothing is due for work that has not happened yet.
Are you licensed and insured?
Virginia Class A contractor license, general liability and workers' compensation. Certificates go out with your proposal without you having to ask.
