All sorts of renovations. One contract.
We are a general contractor. That means you are not chasing a tile guy, a plumber and an electrician who each blame the other. One company, one schedule, one number to call.
Kitchens
Layout changes, cabinets, stone, tile, lighting and the electrical to carry it. Load-bearing walls engineered and permitted.
Bathrooms
Gut to finish. Waterproofed shower systems, heated floors, curbless entries. Hall baths in about three weeks.
Basements
Egress windows, framing, insulation, bathrooms, wet bars and media rooms. Moisture solved before framing starts.
Additions & sunrooms
Bump-outs, primary suites, garage conversions, four-season rooms. Survey, engineering and county permits handled.
Decks & porches
Pressure-treated, composite and screened structures. Footings inspected before we frame — no exceptions.
Whole-home renovation
Inherited houses, flips and tired 1970s ranchers taken to the studs and brought back current on one schedule.

Scope

Build
Dust barriers, protected floors, swept site daily. Photo update every Friday with what is next.
Punch out
We walk it with you, fix the list, and hand over warranties, paint codes and manuals in one folder.

What does this actually cost?
Hall baths in this market generally start around $18,000; primary suites run $32,000 and up. Kitchens typically begin near $45,000 for a same-footprint remodel. The walkthrough gives you a real number, not a range.
Do you pull permits?
Yes — in our name, in the City, Stafford, Spotsylvania and King George. We meet every inspector on site.
Can we live in the house during the work?
For a single room, almost always. For a whole-home renovation, usually not. We tell you at the walkthrough and phase the schedule around it.
How do payments work?
A deposit to schedule, then draws tied to completed milestones written into your contract. Nothing is due for work that has not happened.
Are you licensed and insured?
Virginia Class A contractor license, general liability and workers' compensation. Certificates go out with your proposal without you asking.
