Kitchen remodel
Most Fredericksburg-area kitchens are cabinets, counters, tile, lighting and the electrical to support it. Moving a wall adds engineering and a permit, not months.

Walkthrough
We come out, measure, and talk budget honestly. If your number and the work do not meet, you hear it on day one.
Scope & allowances
A line-item scope, a finish allowance sheet and a dated calendar. You approve it before anything is ordered.
Build
Dust barriers up, floors protected, site swept daily. Photo update every Friday with what happens next week.
Punch & handoff
We walk it together, fix the list, and hand over warranties, paint codes and manuals in one folder.

What does a remodel actually cost here?
Hall baths in this market generally start around $18,000 and primary suites run $32,000 and up. Kitchens typically begin near $45,000 for a same-footprint remodel. The walkthrough gives you a real number, not a range.
Do you handle permits and inspections?
Yes. We pull permits in our name in the City, Stafford, Spotsylvania and King George, and we meet every inspector on site.
Can we live in the house during the work?
For a single room, almost always. For a whole-home renovation, usually not — we will tell you at the walkthrough and phase the schedule around it.
How do payments work?
A deposit to schedule, then draws tied to completed milestones written into your contract. Nothing is due for work that has not happened yet.
Are you licensed and insured?
Virginia Class A contractor license, general liability and workers' compensation. Certificates go out with your proposal without you having to ask.
