Layout changes, custom cabinetry, stone, tile and the lighting plan to carry it. Load-bearing walls engineered and permitted, never improvised.

Gut to finish, with properly waterproofed shower systems, heated floors and curbless entries. Hall baths in roughly three weeks.

Egress, framing, insulation, baths, bars and media rooms — moisture resolved before a single stud is set.

Bump-outs, primary suites, garage conversions and four-season rooms. Survey, engineering and county permitting handled by us.

Pressure-treated, composite and screened structures built to Virginia code, with footings inspected before framing.

One crew, start to finish
The people who tear out your kitchen are the people who set the last piece of trim. No rotating subcontractors, no re-explaining the job every Monday.
A price that holds
Line-item scope with a finish allowance sheet, signed before anything is ordered. Changes get priced in writing before we do them.
Someone answers
A written progress update every Friday with photos and next week's plan — and a phone that gets picked up during business hours.
The process
Four steps, in this order.
Consultation
We measure, walk the house and talk budget honestly. If your number and the work do not meet, you hear it that day.
Scope
A line-item scope, allowance sheet and dated calendar. Nothing is ordered until you approve it.
Build
Dust barriers up, floors protected, site swept daily. Written update every Friday.
Handoff
We walk it together, clear the punch list, and hand over warranties, paint codes and manuals in one folder.

What does a project actually cost?
Hall baths in this market generally start around $18,000 and primary suites run $32,000 and up. Kitchens typically begin near $45,000 for a same-footprint remodel. The consultation gives you a real number, not a range.
Do you handle permits and inspections?
Yes — pulled in our name in the City, Stafford, Spotsylvania and King George. We meet every inspector on site.
Can we live in the house during the work?
For a single room, almost always. For a whole-home renovation, usually not. We will tell you at the consultation and phase the schedule around it.
How do payments work?
A deposit to schedule, then draws tied to completed milestones written into your contract. Nothing is due for work that has not happened.
Are you licensed and insured?
Virginia Class A contractor license, general liability and workers' compensation. Certificates go out with your proposal without you asking.
